Ayala Land Inc. (“Ayala Land”), founded on 30 June 1988, is one of the Philippines’ leading real estate developers and a subsidiary of Ayala Corporation, the country’s oldest conglomerate. Specializing in residential, commercial, and industrial developments, the company has built a reputation for creating sustainable, integrated communities that balance environmental responsibility, social progress, and economic growth. From the outset, Ayala Land has made sustainability a cornerstone of its business operations.

A Commitment to Net-Zero

In 2007, Ayala Land embedded sustainability into its development strategies, pioneering eco-friendly practices to minimize environmental impact. By 2021, the company committed to achieving net-zero carbon emissions by 2050, aligning with global climate goals to limit temperature rise to 1.5°C. Its roadmap targets a 42% reduction in greenhouse gas emissions by 2030 and a 90% reduction by 2050, using 2021 as the baseline year.

Sustainable Design and Renewable Energy

To meet these ambitious goals, Ayala Land has integrated sustainability across its operations. Its buildings are designed to maximize natural light and airflow, reducing energy consumption. More than 90% of the gross leasable area in its commercial properties now operates on renewable energy. The company is also transitioning to a greener fleet, with its construction arm, Makati Development Corporation (MDC), incorporating electric vehicles into its operations. In collaboration with suppliers, Ayala Land is working to decarbonize its supply chain, particularly in high-emission industries like cement and concrete manufacturing.

Carbon Forest Initiative

A key pillar of Ayala Land’s sustainability efforts is its carbon forest initiative, designed to offset emissions while promoting biodiversity. Since 2018, the company has established seven carbon forest sites covering 784 hectares, where 242,000 native trees have been planted. These forests have already absorbed over 8,000 tons of carbon dioxide equivalent from the atmosphere, further reinforcing Ayala Land’s commitment to environmental restoration.

Circular Economy and Waste Reduction

Ayala Land employs a circular economy approach to waste and water management, ensuring that materials are reused and repurposed whenever possible. Since 2019, the company has recycled 591 tons of plastic waste, repurposing it for construction projects. Additionally, it has diverted 216 tons of yard waste from landfills, using it to generate power for laundry facilities at its Seda Nuvali hotel and other properties in Cavite. Water conservation efforts include rainwater harvesting and greywater recycling for landscaping and cleaning, reducing reliance on freshwater resources.

Across all its properties, Ayala Land enforces rigorous energy and water efficiency programs. Its buildings consistently outperform regional and international sustainability benchmarks, such as ASEAN, CBECS, and EDGE. These efforts highlight the company’s commitment to operational excellence while minimizing its environmental footprint.

Ayala Land’s sustainability strategy is backed by a robust governance framework. A Board-level Sustainability Committee ensures that environmental, social, and governance (ESG) principles are deeply embedded in business decisions. The Corporate Sustainability Team collaborates with various business units to implement projects that align with the company’s long-term sustainability objectives. Partnerships with local communities, government agencies, non-profits, and private sector organizations further strengthen Ayala Land’s sustainability initiatives.

Employees participate in environmental training programs, volunteer activities such as the carbon forest program, and waste reduction initiatives.
