(“CLI”) is the number 1 developer in the Visayas and Mindanao (“Vismin”) regions of the Philippines based on residential net sales according to the Colliers 2024 Real Estate Market Study. The company was established in 2003 by Jose R. Soberano III, who envisioned providing quality housing for the average Filipino worker. From its humble beginnings with a single housing project, CLI has grown into the leading developer in VisMin, with over 120 projects across 17 key cities, including residential, mixed-use, hospitality, and office developments. As the most community-focused developer in VisMin, CLI is committed to delivering value for its stakeholders by constructing sustainable, resilient, and thriving communities.

The company’s commitment to sustainability is reflected in its comprehensive environmental, social, and governance (“ESG”) initiatives, which incorporate economic and environmental considerations into its core operations. At the strategic level, sustainability governance is overseen by the Corporate Governance Committee, ensuring that climate-related risks and opportunities are taken into account during business planning and financial forecasting. CLI has implemented a sustainability framework that aligns its programs with business strategy, stakeholder interests, and relevant regulatory requirements, enabling it to continuously adapt and innovate in response to evolving challenges and trends.

One of CLI’s key sustainability efforts involves creating socially responsible developments through the provision of affordable housing and essential services. The company has developed medium-rise condominium buildings valued at PHP 215 million for informal settlers in Cebu City and Mandaue City, aiming to close the housing gap for underserved communities. These initiatives are carried out in close collaboration with local government units to ensure a smooth transition for families moving into their new homes. CLI also emphasizes sustainable urban planning by incorporating green building designs, energy-efficient construction practices, and the use of renewable resources like solar power and rainwater harvesting.

CLI’s projects are designed to provide economic opportunities and improve the quality of life for residents. For instance, the Davao Global Township (“DGT”) project, which was envisioned as Mindanao’s most sustainable central business district, has generated significant economic benefits for the region. The 23-hectare development is expected to become a hub for business and commerce, promoting local growth while adhering to sustainable principles. The DGT showcases CLI’s commitment to integrating sustainable development practices at the core of its business, ensuring long-term value for its stakeholders.

The company’s focus on environmental stewardship extends beyond construction. CLI actively engages in biodiversity conservation, water management, and waste management initiatives. The company protects a 14-hectare rainforest area and has planted over 10,000 native seedlings as part of its reforestation efforts. Additionally, it employs water conservation measures and waste prevention systems in its projects, with more than 140,000 cubic meters of wastewater treated and 243,000 kilograms of solid waste recycled or reused.

To support its sustainability initiatives, CLI established the Cebu Landmasters Foundation, Inc. (“CLFI”), which embodies the company’s commitment to uplifting communities through integrated support and development programs. CLFI’s initiatives include educational scholarships, health and sanitation, biodiversity conservation, community livelihood and partnerships with local organizations to drive positive change. This holistic approach to sustainability demonstrates how CLI’s developments go beyond physical infrastructure to foster community engagement, resilience, and self-sufficiency.

As Cebu Landmasters, Inc. looks to the future, it aims to continue its sustainable growth by expanding into Luzon and other key areas while maintaining its leadership in VisMin. The company has earmarked PHP 27.65 billion for pipeline projects in expansion areas, along with PHP 14.5 billion in capital expenditure to further strengthen its presence nationwide.
